HERS rating...not to be confused with the "his and hers" rating of the master bathroom.


Here is a GREAT article explaining more about the Home Energy Efficiency Rating System that was put together by the people at Energy Star.

The gist:

The HERS rating shows HOW much BETTER the efficiency is than if the home were to have just been built to the most current "code."

SO: a home built to code would have a rating of 100.

A more energy efficient home would have a HERS index rating of LESS than that.

Each "point" is a "percentage of efficiency."  SO: if a home is rated an 85, it is 15% MORE efficient than a standard home built to code.

The homes with high enough HERS ratings will give the home an opportunity for an Energy Efficient Mortgage or EEM.
